Pricing Your Home: You Have Three Options
When it comes to selling your home, one of the most important decisions you’ll make is where to price it.
The way I see it, you have three options.
Option #1: Price Below Market Value
This strategy is designed to create attention and generate activity.
A well-priced home can attract more buyers, create urgency and, in the right market, potentially generate multiple offers.
The goal isn’t necessarily to sell your home for less.
The goal is to create enough interest that buyers compete for the opportunity to purchase it.
When the strategy works, you may see more showings, more offers and a faster sale.
Of course, pricing below market needs to be a strategic decision based on current market conditions and the property’s competition.
Option #2: Price at Market Value
This is the straightforward approach.
You look at the comparable sales, current competition, condition of the property and market activity and establish a price that reflects what the home is reasonably worth today.
Then you put it on the market and hopefully get an offer.
This can be the right strategy when maximizing exposure and allowing the market to determine the property’s value is the priority.
Option #3: Price Above Market Value
And then there’s what I like to call:
“A Hope and a Prayer.”
You put a price on the home that’s higher than what the market data supports and hope someone comes along who is willing to pay it.
Sometimes it happens.
But there is a risk.
The longer a home sits on the market, the more buyers may begin to wonder why it hasn’t sold. You can potentially miss the initial surge of attention that comes when a property first hits the market.
And eventually, you may find yourself reducing the price anyway—after losing some of the momentum that comes with being a new listing.
So What’s the Right Strategy?
There isn’t one answer that works for every property.
The right pricing strategy depends on your home, your competition, current market conditions, your goals and how quickly you want to sell.
That’s where experience matters.
My job isn’t to tell you what you want to hear about your home’s value.
It’s to look at the market, explain the options and help you understand the potential advantages and risks of each strategy.
After more than 20 years in Grande Prairie real estate, I’ve learned that pricing isn’t simply about putting a number on a house.
It’s about creating a strategy.
So before you decide on a price, let’s talk about your three options:
Below Market — create competition.
At Market — let the market determine the value.
Above Market — hope and a prayer.
The number you choose can have a significant impact on the entire selling process.
Let’s get it right from the start.
