How Important Is It?

When you’re buying a home, it’s easy to get caught up in the excitement of finding the perfect property.

But one of the most important questions I ask my clients is:

“How important is it?”

Does the home need a double garage, or would it simply be nice to have?

Does it need to have four bedrooms, or could three work?

Is a specific neighbourhood essential, or are there other areas that could offer better value?

Does the kitchen need to be renovated, or are you comfortable making improvements over time?

Understanding the difference between needs and wants can make the home-buying process much easier.

Your needs are the things that genuinely affect whether a home works for your family and lifestyle. Your wants are the features you’d love to have—but may be willing to compromise on if the right opportunity comes along.

And sometimes, a want becomes a need.

That’s why I don’t believe in simply handing a buyer a list of homes and saying, “Which one do you like?”

A good Realtor should ask questions, listen, challenge assumptions when appropriate and help you understand your options.

Because the goal isn’t necessarily to find a home with everything on your wish list.

It’s to find a home that makes sense for you.

After more than 20 years in Grande Prairie real estate, I’ve learned that the right questions can sometimes be more valuable than the right answers.

So when you’re looking at your next home, ask yourself:

How important is it?

That one question might help you find opportunities you wouldn’t have considered otherwise.
